What Happens After You Make an Offer?

You’ve found the house you love, your offer has been accepted and now the excitement really begins. But once that initial rush of happiness settles, many buyers ask the same question: what actually happens next?

Step 1: Instructing Your Conveyancer

Once your offer is accepted, your first priority should be to appoint a solicitor or licensed conveyancer. They’ll be responsible for handling the legal side of the purchase; checking contracts, dealing with the seller’s solicitor, and protecting your interests throughout.

Step 2: Mortgage and Finances

If you’re using a mortgage, this is the stage where you’ll finalise your application. Your lender will usually arrange a valuation of the property, and your solicitor will receive your mortgage offer directly.

Step 3: Searches and Enquiries

Your conveyancer will carry out a series of legal checks on the property. These might include local authority searches, environmental searches, and water and drainage reports. The aim is to uncover anything that could affect your decision to buy, such as planning issues or restrictions.

Step 4: Reviewing the Contract

The seller’s solicitor will prepare a draft contract. Your conveyancer will review it carefully, raise any questions, and ensure everything is in order before you commit.

Step 5: Exchange and Completion

Once all checks are complete and both parties are ready, contracts are exchanged. This makes the agreement legally binding. A completion date is set, and on that day funds are transferred, the keys are released, and you officially become the owner.
